Be registered as an NRAS tenant and meet the eligibility criteria
At least one adult in the household be currently employed, and have worked in the position for at least 6 months (or alternatively the household may apply if they are retired on an aged pension)
Have worked no more than 2 jobs in the last 12-months
Have rental history, and can nominate a property management company as a rental referee
Have a clean record on the TICA and VEDA tenancy databases
Not be in debt regarding previous rental accommodation
Not have received income via self-employment
Be ready to pay 2 weeks rent on signing the lease, and 4 weeks bond prior to key collection

Step 2 – Apply online for an NRAS Tenant Reference Number
Before submitting a rental application, you will need to complete an online application form with Qld Dept Housing. Here, you declare your household residents and combined earnings, and based on your declaration you will receive an email containing your NRAS Tenant Reference Number.
The number typically takes week/s to be received, however, you can continue with your application as long as you are not immediately declined when the form is submitted.
Step 3 – Download & Complete your rental application form
Please download and complete our application form. Once completed and all supporting documents are ready, use our website Upload Portal to send us your application and supporting documentation.
The below documents must be supplied from each adult.
Photo/Scan of Drivers Licence front & back
Photo/Scan of Medicare Card
Photo/Scan of Australian Birth Certificate or Australian Passport, OR Photo/Scan of Overseas Passport & Permanent Residency Visa
NRAS Tenant Reference Number approval letter
Bank Statements for all accounts, for at least the last 12 months, showing the details of the person depositing the income into your account
If you lodged a tax return in the last financial year, your ATO Notice of Assessment
For each business you worked at as an employee in the last 12 months, provide your last 3 payslips and your PAYG/ATO Financial Year Summary from the ATO Website (via MyGov)
If you have received Centrelink, provide a Centrelink Income Statement and 12-months of itemised transactions from the Centrelink Website (via MyGov)
If you have received Child Support, 12-months of Child Support Assessment letters
If you received income from Shares or Dividends from a private company, supply Dividend statements
If you have received cash and bank transfers from family more than a combined total of $400 in the last 12-months, a list of names, payment dates and amounts. This will be verified and a Statutory Declaration provided for signing.
